Common questions
What does a home valuation cost?
Nothing. We walk through your home, compare it with recent sales on nearby streets and send you a written price range within two days. There is no obligation to list.
How long does it take to sell?
Well-priced homes in our area have been selling in about three to five weeks. We show you the current numbers for your street before you decide on a price.
What do I need to do before listing?
Usually less than you think. We give you a short prep list: declutter, small repairs, a deep clean and sometimes fresh paint in one or two rooms. We don't ask you to renovate.
How are you paid?
Our commission is paid from the sale proceeds at closing, so there is nothing up front. We explain the exact amount in writing before you sign a listing agreement.
Do I need a mortgage pre-approval before viewing homes?
We strongly suggest it. It tells you your real budget and makes your offer stronger. We can refer you to local lenders if you don't have one.
Can you help me buy and sell at the same time?
Yes, that is a big part of what we do. We plan the timing so your closing dates line up, or so you have a short overlap rather than a gap.
